This episode is just so exciting, and as we’re actually gearing up towards the end of the year, there are so many things going on with alternative investments that people are looking at how can I save all my taxes with these alternative investments? And today I’m I’m recording from the Austin studio, and I’m just so excited to bring in an expert on the real estate side of what’s going on in investments and all things also just entrepreneurially. My guest today is the one, the exciting, she comes from Miami, Florida, Christina Crichton. Christina, how are you?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:02:14] I am amazing. Thank you for that lovely introduction and having so much fun here for the first time in Austin. Thank you for hosting me.

 

Rey Trevino, The Crude Truth Podcast Host [00:02:23] Well, I I really appreciate it. You have just been on a trail of excitement, continuing to educate people in investments, primarily in real estate, but also in other sectors as well. And you literally go around speaking about it and doing things like that. And your social media game is so strong of we were laughing beforehand that I I did one post. Like so when you see it, yeah, I did it. And in the time it took me to do a story and add a song to it, you had already done what?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:02:53] I’d done an email, I’ve returned a text and yes, did a social media post at the same time.

 

Rey Trevino, The Crude Truth Podcast Host [00:02:59] That’s the if that doesn’t tell you where the speed of technology is going and using it, wow.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:03:03] I I think that aside from investing, which is a really, really important topic for people to kind of learn about, but also understanding technology and how it is a pivotal moment in our lifetime that’s going to be shifting a lot of things and people should be really learning about that. So I that’s a great example that you posted ’cause I try to move as fast as my, you know, body can move, but AI is like you can’t keep up. There’s no way humanly possible we can do that.

 

Rey Trevino, The Crude Truth Podcast Host [00:03:33] Well, for those after that don’t know who you are, can you tell us who you are and all the great things you’re doing?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:03:38] So I mean, that’s such a vague question. I I am an entrepreneur. I consider myself just an avid learner of life business. I am fascinated with the American Dream. I am fascinated with all the things that entrepreneurs like yourself are doing with my network, my people that I constantly learn from. But that hunger started when I first moved here from Belarus and it’s never died down. I just feel like it keeps growing because we are in the land of opportunity, and I am so blessed to be here. I moved here from Belarus when I was nine years old. My mom rescued us from communism, and I didn’t speak English when I first got here. I settled down in South Florida in the Hollywood, Pembroke Pines area. And for the first year I didn’t speak English. And I’ll tell you a little story because I’ve just recently because I feel like everything that’s happening in my life now is just really come full circle. In my third grade class, I wasn’t participating in any of the educational things that the students were because I wasn’t I didn’t speak. So I was given tasks, artistic tasks. I was writing a book through drawing and I was building architecture. I was building this building with construction paper, cardboard, and designing roads. So that way my fellow classmates had something to play with afterwards. Okay. So I feel like I’ve come full circle now selling pre-construction in Miami, all the beautiful condos and high rises that we have coming up, the multifamily, the single family, and the land developments that I’m working on in Florida. So nine years old, third grade, here I am doing all that real estate stuff for real.

 

Rey Trevino, The Crude Truth Podcast Host [00:05:30] Right. Well, and you know, the multifamily game is so strong right now, and that was why I wanted to invite you on, was because you have such a great story coming from Belarus and then now you’re in Miami, some of the most expensive real estate I think now in America. Tell us about why multifamily is just such a great place, not only to have a career, but also for outside people that want to come invest in that.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:05:55] I think real estate is such a great asset for anybody. And I work for with all range of investors, people that are just starting out, just to kind of understand how it works. When I first got into real estate, I wanted to understand how it works. So even going from a purchase, you know, start to finish in contracts. And then we go as far as big property acquisitions, right? So where we have GPs, LP positions, and Florida is a very interesting market. And depending on who you speak with, some people are bullish on Florida and some people are bearish on Florida as far as multifamily. But the end of the day, you need to put your money into a vehicle that’s going to appreciate. And historically, real estate multifamily investment has appreciated time over time. And it’s a great way to grow your money, have tax protection and collect cash flow monthly for yourself. So

 

Rey Trevino, The Crude Truth Podcast Host [00:06:49] Right. And and when when you guys are looking at multifamily, what are some of the key indicators that hey this is gonna be a great place to do that?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:06:58] Well, some of the things that we look at is obviously a great location. We want to see where the markets are growing, where the jobs are being created. And those are super important. And when I work with investors that don’t know how to look at a property, we remind them how important location is. Location, location, location. Because if you buy a piece of property that is not in a great location, it’s not going to perform to the level that we’d want it to. And obviously, if you’re a seasoned investor and you’re not, or somebody is not, you want to partner with somebody or learn from somebody that has been doing it for a while and can educate you. It took me nine years to understand multifamily. And I still say that I still have a long way to go because I never want to stop learning. And there’s so much more to learn. But definitely look at the markets, look at the locations and look at the population because I mean there’s different type of assets too, because some people invest in class A assets, some people invest in class B and C, and each one of those have their pluses and minuses.

 

Rey Trevino, The Crude Truth Podcast Host [00:08:01] Now each class is kinda like the luxury to the normal

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:08:05] Is that right? Yeah. So class A location is pretty much a newer property and I like those. I consider myself a little bougie. So I like new things. I like sparkly things. I like things that I would want to live in. But there’s other classes that would need to have some value add and investments to bring the property up to a more valuable investment. But that’s a like I don’t specialize in that. I like the bougie stuff.

 

Rey Trevino, The Crude Truth Podcast Host [00:08:31] Okay. Well, I mean, being from South Florida, it’s it’s always fun over there and glitzy and glammy, so

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:08:38] Yeah.

 

Rey Trevino, The Crude Truth Podcast Host [00:08:38] I could definitely see that.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:08:39] And you were talking about how it’s gotten costlier. And I remember when I was growing up and at one point I thought to myself, how is it not more people are investing into Florida? And I and I’m like, one day Florida’s gonna become just as costly and luxurious. I like to I don’t like to use the word expensive. I like to say luxurious because I don’t like negativity. And I feel like when you say something’s expensive, it’s unattainable. I’d like to say it’s luxurious. And so Florida has become as luxurious as California as far as cost of living, investing, and just quality of life.

 

Rey Trevino, The Crude Truth Podcast Host [00:09:21] So you moved to South Florida when you were nine from from Belarus?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:09:25] Mm-hmm.

 

Rey Trevino, The Crude Truth Podcast Host [00:09:26] Just other than I mean, you already mentioned the language barrier, and I that alone, what a what a deal. But what is it about the American dream that you just truly you light up about it? And I feel like it’s a shame that a lot of natural born Americans don’t even feel that that that that dream is still there and yet you are here just going, the American dream is alive and well. And so tell us about that.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:09:54] I mean, that is just such a great question because I have children and I’m raising them and I have seen poverty. I have seen extreme conditions of living and being in America, even though when I moved here, I didn’t have the most luxurious circumstances, but I just always believed and I don’t I I am a believer of God and I’ve always had God’s voice telling me, go to church, go learn from this person, go learn from this person, and just continuously seek out information. Because I believe if you’re not renewing your mind and adding new information, of course, you need to have correct information to continue to grow. You can’t have the American dream. And Belarus information was not easily accessible. The equality was not the way it is here. I mean, it’s a decision here how you choose to live. You can choose to accept your circumstances or you can rise above because and now more than ever, with how much information is available and with the AI stuff, just you can build anything you want if you really focus, create discipline, and of course have faith and belief that you can do it.

 

Rey Trevino, The Crude Truth Podcast Host [00:11:00] Wow, bad almost like doom, dropped the mic for done right there. Christina for president twenty twenty eight. Look at that.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:11:09] Oh my gosh, I don’t want all that responsibility.

 

Rey Trevino, The Crude Truth Podcast Host [00:11:12] Oh man. Man, goodness gracious, you know, you you talk about all all this and and what a place to be in in the real estate game. As as you look moving forward into the real estate in the twenty twenty six, what do you see in there?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:11:26] I mean, i th the opportunities are there. For anyone that is trying to get into the game, some of the biggest challenges that I see some of my investors are trying to get into real estate, right? We talk about people become really wealthy when they invest, but there’s a huge separation gap of information, especially if you’ve never done it before. People are scared to invest and they hold on to their money so tightly because look, I get it. You work hard to get your money and but if you just sit on it and nothing happens, your money is depreciating and inflation is catching up with it. So the hardest thing I see is people just pulling the trigger and investing. I think that is I I was scared too. I have a crazy story, and this is why I’m super passionate about it. It’s when I I went through a divorce 10 years ago. And as a mother, anybody that has children, parent, mother, father, you know, you want to give your children the best. And in my mind, I thought giving them a sports career was super important. And I’m a former figure skater. So I’m like, they’re going to be figure skater. So I was investing so much money, like hundreds and hundreds of thousands of dollars into their figure skating career. And at the end of the day, did I get a return on that investment? Sure, down the road there’s gonna be a monetary, hopefully they become more successful than me, which I know they will. But if you if I took that money, there’s these models that we have, you plug in how much you invest and what that money would be worth today from cash flow from investment and appreciation, I would have had millions of dollars. I don’t have that because I invested into their figure skating career, but it was a huge 10-year lesson. And I’m passionate about educating people and providing that information. Don’t do what I did. I know you want to, I know you want to invest into your kids, but do the smarter thing. Invest into an asset that’s going to appreciate, make your money grow and provide you cash flow so then you take that money and invest into your children while having this asset still doing its performa.

 

Rey Trevino, The Crude Truth Podcast Host [00:13:32] Wow. And you know, I’m glad you broug kinda dove into that ’cause you are an entrepreneur as as we mentioned in the beginning, and you know, you were were actually crowned, if I’m correct, Miss Florida entrepreneur, right? That’s

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:13:45] That’s right.

 

Rey Trevino, The Crude Truth Podcast Host [00:13:46] Tell us how that became about.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:13:48] Well, I just turned 40 recently and I made it a goal before I turned 40 to do my first bodybuilding competition. Okay. And for those of you that are ladies or gentlemen, it made me feel very uncomfortable to be in a swimsuit, but I knew that if I am going to step into the best decade of my life, I need to overcome my fears. So I went and did that. I trained, I ate clean, my energy grew. I was so proud of myself. My kids helped out, packing my meals and stuff. And that brought me notoriety in because I was documenting it on social media. I was inspiring so many women and men to take good care of their health, which is super important. Anything you want to achieve as far as the American dream, how can you achieve it if you don’t feel good in your own vehicle? If you don’t feel good in your soul, in your mind. And that starts with how you nourish your body, how you take care of your rest, how you strengthen your body. So I did that, and then they noticed and invited me to represent the state of Florida as Miss Entrepreneur. So I always say, and I learned from some of my good friends, like Grant Cardone, promote, promote, promote, and that opens up doors. And here we are sitting together as an example of that.

 

Rey Trevino, The Crude Truth Podcast Host [00:15:04] Man, the way you’re able to take your business and do the promote, it really gets out there. You know, what are some of the things that you’ve noticed by using today’s technologies that I have helped you do what you do?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:15:19] Are we going in the AI direction?

 

Rey Trevino, The Crude Truth Podcast Host [00:15:21] We we can if you want. I know I know that’s a a subject I do want to get to.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:15:25] Yes, it’s I I definitely wanna touch upon AI because I’m in very special rooms that many people don’t have access to. And I think that’s very important as far as learning. And the way you carry yourself to be invited to these special rooms where you see what billionaires and multi-multi multimillionaires are discussing. And I get to see some of this information, but some of the tech that I have implemented is just is keeping track of all my information. Keeping track of my clients, keeping track of my schedule. I think you were quite impressed with my my system of keeping everything organized. Naturally I am a a social butterfly. I am not an operations person. I am excellent with people and day to day engagement, but having people that help me stay organized so that way I am truly intentional.

Kristina Krykhtin, CEO, and Real Estate Specialist [00:16:18] Having those systems and programs helped me get that.

 

Rey Trevino, The Crude Truth Podcast Host [00:16:22] Wow. So programs and systems that are in place.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:16:24] Yeah.

 

Rey Trevino, The Crude Truth Podcast Host [00:16:25] Are are really something that’s right there.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:16:27] Yeah. You have to stay organized if you’re an entrepreneur. And that’s something that I struggle with because I feel like sometimes my attention’s all over the place and having created a structure for me to be fully present when I am with people, that helps so much.

 

Rey Trevino, The Crude Truth Podcast Host [00:16:43] Well, I know you know, having the right structure and the right organizational you know set really helps out, especially when you’re getting ready to go to that next level. Yep. And that just really helps you out on that front.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:16:57] Yeah, exactly.

 

Rey Trevino, The Crude Truth Podcast Host [00:16:58] You know, when when you talk about AI. Well you know, l let’s dive into that for a minute because you you you had some great thoughts and discussion or we had you had some great thoughts and we had a great discussion about AI in our pre-production meeting and I just really wanted you to share that because AI’s coming whether we like it or not.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:17:20] It’s already here.

 

Rey Trevino, The Crude Truth Podcast Host [00:17:20] And you’ve embraced it for what you can do.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:17:22] Yeah.

 

Rey Trevino, The Crude Truth Podcast Host [00:17:23] But let’s talk about that and and where we’re gonna see it on the real estate side and just moving forward as a society.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:17:29] Yeah, I think, you know, as an entrepreneur and I get to work with so many incredible people that create jobs, AI is taking the jobs over. And I cannot help but wonder what we’re going to do when people are gonna start losing their jobs to AI. And I take this very seriously because as a woman that likes to employ people and give people opportunities, I believe that employers like yourself and some of my other friends, what other things are we doing to create jobs when AI is gonna be taking over another part of the human job? And I think it’s a very serious question because now I just saw cars driving themselves. You pointed out the other day, and I was like, you know, like that’s a huge sector, right? People depend on Uber jobs, for example, to create income. And we need the income to reinvest back into our economy. So as an entrepreneur, I get it. We want to drive the revenue. We want to drive the expansion of our companies, but at what cost if we don’t have employees making money to then reinvest back into our economy? And that’s a huge, huge observation. And I want to know what people are doing about it.

 

Rey Trevino, The Crude Truth Podcast Host [00:18:43] Yeah, that’s I mean, you know, we I had some good meetings in West Texas and it’s funny that I can actually bring this up and and talk about it and and make it relatable. Yeah. Is so you’re saying, hey, you know what, we’re gonna lose these jobs, how are they gonna be reinvesting? That’s right. The data centers. Data centers are huge. They don’t have much of a footprint, which is good, but they only employ maybe two to five people. And so for West Texas, it’s like, okay, we’re gonna have all this, but what kind of revenue, tax revenue is that are those data centers gonna actually provide to the cities? Which is basically the same thing. It’s like, so how are we gonna get the money back? It’s like as we lose these jobs, we’re not simulating the economy and it’s only continuing to almost hurt the economy basically as we continue to move forward.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:19:33] Exactly. I think that at the end of the day, as an entrepreneur, you’re an entrepreneur, we like expansion, we like growth. Because if we’re complacent and we’re comfortable, we’re dying. And as entrepreneurs, that’s a responsibility to continue stimulating and expanding and growing the economy. But if we’re doing that at the cost of people losing their jobs and not creating a system to provide a creative solution to replenish the jobs somehow, because people still need to make money to pay their rent or pay their mortgages, provide food for their families, and then re-stimulate the economy. Because if people are not spending money, that revenue growth that we’re seeking as entrepreneurs is not gonna be available to us because we need people to continue to spend the dollars that they earn.

 

Rey Trevino, The Crude Truth Podcast Host [00:20:19] Yeah. You know, I want to kind of get back to that spending the dollars that people earn and get back to multifamily in some form of of a way here. People always think that the wealthy are just buying things because. And it’s like, no, no, w I don’t want to pay taxes at the end of the year. As a lot of people know my story, it’s like, hey, my dad didn’t want to pay he’d he’d rather put his money in the dirt in an oil well than give it to Uncle Sam.

 

Speaker 5 [00:20:44] Mm-hmm.

 

Rey Trevino, The Crude Truth Podcast Host [00:20:45] What you know, it’s like, yeah, I can buy a a big truck every year, but what kind of actual return do I get on that, you know, that eighty, ninety thousand dollar truck that I could use for a tax write-off once a year, but it’s not providing me any additional growth. Multifamily, when you invest in that, that does provide additional growth. Can you expand on that?

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:21:06] Yeah, of course. So when you invest into real estate, you have different ways of getting tax benefits. And this is a topic that I’m extremely passionate about because I am friends and partner with some incredible people that understand the tax code. And they’ve been educating me a lot, not only in the real estate and how it benefits you. For example, you know, something that many investors that are just starting out don’t understand the benefits of tax the tax code. You can do cost segregation, you have the depreciation on the asset. And you get that by investing. And if you’re not aware of it, and again, going back to studying or aligning with people that can educate you is very important. But there’s also I believe in tax equality because there’s so many tax programs available, not only in real estate, there’s other investment opportunities. Like we’re just talking about this other vehicle for entrepreneurs to not pay taxes. I mentioned to you yesterday. I mean, not everybody qualifies for it, but it’s available to people. And I’m passionate to use my crown and my title to bring awareness and plug this information and bring it closer to people that are looking to invest and expand their wealth because I believe in reciprocity and servitude and sharing the information that I have.

 

Rey Trevino, The Crude Truth Podcast Host [00:22:25] Well, I think that’s the key to the game is to be able to share and only continue to share your knowledge. I don’t want to use the word educate because everybody’s form of education is different.

 

Speaker 5 [00:22:37] Yeah.

 

Rey Trevino, The Crude Truth Podcast Host [00:22:38] But if you just are willing to share what you know with others.

 

Speaker 5 [00:22:41] Yeah.

 

Rey Trevino, The Crude Truth Podcast Host [00:22:42] Somebody might learn something and then maybe they are educated. With with the multifamily and all the ways that you guys are able to do the cost segregation and things like that, do do people see real tax benefits every year or

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:22:55] Hundred percent, hundred percent. And and then cost segregation is, you know, I’m working with a couple of clients right now and they’re they’re buying something s t pretty small, not you know, a 200 unit apartment building, it like a fourplex or a duplex, right? If you invest into an asset like that, you can immediately upon purchase do the cost segregation, and that’s going to give you the benefits up front instead of waiting the 24 27 and a half years of depreciation for it. So and these are certain things that I’ve been learning in the last few years and how that applies, and having my investors and friends take advantage of that is just like so rewarding because the more I learn the more I can share that wealth with others.

 

Rey Trevino, The Crude Truth Podcast Host [00:23:39] Right. And you know, as you say that you know, you’re you’re bringing it out there, that’s what you’re also you know, you help out these clients with. You’re you’re consulting with them and and looking at the right properties and go, Hey, here’s how we can do this the best to make it not only efficient on your taxes, but cash flow or profitable in the long run.

 

Kristina Krykhtin, CEO, and Real Estate Specialist [00:23:56] Exactly, exactly. And my background is, you know, like I said, I think the only background in real estate was me, you know, building that structure for my you know, classmates in third grade. But, you know, the first real business that I built was a dental practice, right? And there’s a lot of healthcare professionals that are trading their time for money, like dentistry, medical professionals, and I help educate them so they can now not only trade their time for money, but also now invest their dollars into a real estate property that’s giving them the tax benefits, giving them the cash flow and appreciation.

 

Rey Trevino, The Crude Truth Podcast Host [00:24:30] Wow. And those are the three right there, tax benefits, cash flows, and appreciation. That’s right. Wow. So reading the Bible’s number one and having my time with God, but also I love reading inspirational books like David Goggins. Sometimes I need a kick in the butt when I am feeling like I’m slacking. I love you know, can’t hurt me. That’s that book is amazing. I love Tim Grover. My kids probably think I’m a freak because I read Tim Grover and the way he trained Michael Jordan. Like have you read it? It is relentless and winning. That I love those books.
